Wood Rot, Termites & Structural Damage: A Buffalo Guide

Nearly all of it is wood-framed, and nearly all of it sits under one of the heaviest snowfall climates in the country. The result is a particular carpentry challenge: freeze-thaw cycles, ice-dam moisture, and snow load stress that work on wood year after year, creating conditions where decay takes hold and spreads.

This guide explains what wood rot and termite damage actually are, how to read the early signs, what they do to the structure of a house, and how to decide whether repair or replacement makes sense. It is written for homeowners in Buffalo and the surrounding areas who want to understand the problem before making a call, and to know what a straightforward, honest assessment looks like.

Dry Rot and Wet Rot: Not the Same Problem

Dry rot and wet rot are both fungal decay, but they behave differently and demand different responses. Dry rot is caused by a fungus that needs sustained moisture in the wood, not standing water or constant spray. It spreads through wood along the grain, breaking it down into cubical chunks with a dry, crumbly texture. It can also spread across masonry to reach new timber nearby. Wet rot stays local to wherever water is actively entering or pooling. It darkens the wood, making it soft and spongy, and does not travel far from its water source. Both can hide under a paint film that looks perfectly sound from the outside, which is why probing is the only way to know what is actually there.

In Buffalo's climate, dry rot is the more common concern because the problem is not a single leak but a pattern of moisture cycling. Ice dams back water under siding in winter. Snow and freeze-thaw open small cracks in paint and caulk. Water enters slowly, the wood dries partially between thaws, and fungi take hold. You may see paint that blisters or peels, or wood that feels soft when you press it with a screwdriver. The decay spreads inward from the surface, and the outer shell can remain intact while the interior is gone. That is why a carpenter needs to open things up to see the full extent.

Termite and Beetle Damage, and How It Differs from Rot

Termites hollow wood members from the inside, following the grain and often leaving a thin shell of sound wood on the surface. They build mud tubes on masonry to travel between the soil and the wood above. Wood-boring beetles, by contrast, leave small exit holes and a fine sawdust-like frass (insect droppings) on the surface and below. Both kinds of damage are often found together with fungal decay because the same moisture that invites insects also invites fungi. A member can be weakened by both at once, which is why a pest inspection report is valuable: it tells you what is there.

Identifying insects and treating them is the work of a licensed or registered pest control operator in your state, not a carpenter. That operator will recommend treatment based on the species and the extent of activity. A carpenter's job is to rebuild and replace the wood that has been damaged, working from that pest report. We do not treat insects, apply chemicals, or claim that an infestation is eliminated. We repair the wood and help close off the conditions that invited the pests in the first place, such as soil contact or standing moisture. That division of labour protects you: each trade does what it is licensed to do.

Reading the Signs Before You Open Anything Up

Before you call a carpenter or open up walls and siding, you can do a simple walk-through to spot the likely trouble areas. Look for paint that blisters, peels, or holds moisture at window sills, door thresholds, and where trim meets siding. Press on fascia, soffit, and trim with a screwdriver or your thumb: sound wood resists, but rotted wood gives. Check the base of exterior doors and any wood that touches the ground or stays damp. Look at how doors and windows close: if they have become sticky or bind in ways they did not before, the frame may have swollen or shifted from moisture. Inside, walk the floors and feel for soft spots, springiness, or areas that are noticeably out of level. Inspect basement rim joists and sill plates with a flashlight, especially in corners and under windows where moisture collects. In a crawlspace or basement, a musty smell is a sign of persistent moisture even if you do not see standing water.

Do not assume that surface appearance tells the whole story. Paint can hide decay, and decay can extend much further inward than the surface suggests. A board that looks fine on top may be hollow underneath. The only way to know the real extent is to probe and, where necessary, open it up. A good carpenter will do that probing carefully and will explain what is sound and what is gone. Surface signs are a starting point, not a diagnosis.

What Decay Does to a Floor, a Deck and a Wall

To understand what decay does to a structure, it helps to know what each member carries. A floor joist runs from wall to wall and carries the weight of the floor and everything on it. The subfloor nails to the tops of those joists and distributes that load. At the edges of the house, the rim joist and sill plate tie the frame to the top of the foundation wall and carry the weight of the walls above. A deck ledger bolts to the house and carries the weight of the deck. When wood decays and loses section, it loses the ability to carry that load and to resist bending.

The progression is gradual and measurable. The first thing a homeowner notices is usually loss of stiffness: a floor that bounces or feels springy under foot, or a deck board that flexes more than it used to. That bounce comes from the joist bending more easily because some of its cross-section is gone. As decay advances, the bending gets worse. The joist or beam sags slightly, and doors and windows may start to stick. If decay reaches a bearing point, the wood loses the ability to transfer load to the wall or beam below, and the load shifts to whatever is nearby. This is a slow process, not a sudden failure. The critical inspection point is the ledger where a deck bolts to the house: that connection carries the full weight of the deck and everyone on it, and decay at the ledger is the most dangerous condition because it can fail suddenly if the bolts lose their grip in rotted wood.

Repair or Replace: The Actual Criteria

When a carpenter finds decay, the honest question is whether to repair the member or replace it. The answer depends on four things: how much sound wood is left, where the decay is located, whether the water source can be closed, and how the two costs compare. If a joist has lost 20 or 30 percent of its section in the middle of the span, sistering (bolting a new joist alongside the old one) can restore the stiffness and strength. If decay has eaten the top of a joist where it bears on the wall, that bearing point must be rebuilt or the joist replaced, because that is where the load transfers. If the decay is in finish trim like baseboard or casing, and the trim is worth saving, a epoxy consolidant can harden the remaining wood so it can be shaped and painted. But epoxy filler over a void in structural wood is not a repair: it does not restore strength, and it will fail again if moisture returns.

The water source matters as much as the wood damage. If the decay came from a roof leak that has been fixed, or a window that has been resealed, then repair may hold. If the decay is in a rim joist that stays damp because the grade slopes toward the house, or in a deck ledger where water runs down the house wall, then the water source is still active. A repair will slow the decay but not stop it. In those cases, the honest answer is often to replace the member and fix the water problem at the same time. A good contractor will quote both options where both are real, explain the trade-offs, and let you decide. That honesty costs more in time, but it saves you from paying twice.

Who Does What: Carpenter, Pest Operator, Engineer

Wood rot and structural damage involve several trades, and understanding who does what protects you and ensures the work is done right. A pest control operator licensed or registered in your state identifies insects, recommends treatment, and applies it. A carpenter removes the damaged wood, rebuilds with new members or repair techniques, and closes off the moisture source where possible. A licensed structural engineer sizes beams, specifies repairs where the load-bearing structure is compromised, and provides drawings for the building department. The building department reviews the plans, issues a permit, and inspects the work. Each has a different license and a different job.
